Huntersville Real Estate June 2024 Highlights

Huntersville real estate June 2024 saw the average home sale price improve from one month ago and one year ago. The median home sale increased from one month ago, but declined from one year ago. The number of properties sold in June declined after five consecutive months of increases in 2024. Sales increased from June one year ago. Days on market declined by two days and remained low at 19 days. New listings remained unchanged from the previous month of May, but were 49% higher compared with June one year ago. New listings in June 2024 were at their second highest level since July 2022. Inventory increased a sixth consecutive month to its highest level in the past three years. The months supply of inventory of 3.56 months kept Huntersville in home seller “territory” in June 2024. A list to sale price ratio of 99.5% provided Huntersville home buyers minimal opportunity to negotiate on sale price.

HOME SALE PRICES MIXED

Average sale pricein June 2024 was $622,604, up 4.67% from $594,853 in the previous month of May. The average home sale price increased 5.46% from $590,386 in June one year ago. The June 2024 average home sale price was at its highest level compared with June 2023 and 2022.

Median home sale pricein June 2024 was $527,500, up 6.98% from $493,102 in the previous month of May. The median home sale price decreased 5.88% from $560,450 in June 2023. The June 2024 median home sale price was at its lowest level compared with June 2023 and 2022.

Price per square foot in June 2024 was $228, declining 3.39% from $266 in May 2024. The price per square foot was 5.56% higher than the $216 in June one year ago.

DAYS ON MARKET REMAINED LOW

Average days on market in June 2024 were 19 days, down two days from 21 days one month ago. Year-over-year, average days on market increased 5.56%, by one day. Compared with June 2022, current days on market were 10 days higher in June 2024.

HUNTERSVILLE HOUSING INVENTORY UP A SIXTH CONSECUTIVE MONTH

The number of properties for sale in June 2024 was 427, up 8.1% from 395 in the previous month of May. Inventory was 39.09% higher than the 307 properties for sale in June one year ago. Inventory was higher than the 400 properties for sale in June 2022. This was the highest level of inventory in Huntersville in the past three years.`

Despite the increase in inventory in June 2024, the months supply of inventory of 3.56 months kept Huntersville in home seller “territory.” However, this was also the highest level of months supply of inventory compared with June 2023 and 2022.

NEW LISTINGS UNCHANGED FROM ONE MONTH AGO | UP FROM ONE YER AGO

The number of new listings in June 2024 was 152, unchanged from one month ago. Compared with June 2023, new listings were 49.02% higher, when listings stood at 102. June 2024 listings were lower compared June 2022, which had 211 new listings. New listings in June 2024 were at their second highest level since July 2022, when new listings stood at 154.

HUNTERSVILLE SALES DOWN AFTER FIVE CONSECUTIVE MONTH OF INCREASES

Sales in Huntersville declined 11.76% in June 2024 to 120 from 136 in May 2024. Sales increased 17.65% from 102 in June 2023. Sales were lower compared with June 2022, which saw 200 sales. June 2024 sales were at their second highest level since May 2023 when they stood at 122.

LIST TO SALE RATIO JUST UNDER 100%

The June 2024selling price of 99.5% of list price was unchanged compared with one month ago and with June one year ago. Buyers are not seeing much room for negotiating on price in Huntersville.
